The Brief and The Reality

Building B13 – a typical 1960s structure on a secure MoD estate – was suffering from severe roof failure and water ingress following earlier alterations to the roof slab edge. The water ingress was causing accelerating internal damage and rapid deterioration of the external façade. The building was also likely to support bat roosts, making any intervention ecologically sensitive and subject to planning constraints – adding significant complexity to an already urgent situation.

How 360DS Approached It Differently

360DS redesigned the roof edge and covering to prevent further water ingress, alongside a full fabric repair scheme addressing the internal and external damage already sustained. The ecological dimension was addressed in full: bat roost considerations were built into the design from the outset, and planning permission was secured with both the ecological concerns and the visual sensitivities of the secure setting properly resolved.

What Changed For Them

Water ingress stopped - further deterioration prevented.

The redesigned roof edge and covering address the root cause of the failure, not just its symptoms - preventing accelerating damage from continuing.

Bat roost protection built into the design.

Statutory ecological requirements were met without causing programme delays - the design resolved the constraint rather than working around it.

Planning consent secured.

Ecological concerns and visual sensitivities of the secure setting were addressed fully - consent obtained without the delays that poorly prepared ecological submissions typically cause.

Façade and internal fabric restored to a serviceable condition.

The full fabric repair scheme addressed the damage already sustained - not just the ongoing cause of deterioration.
