Building Condition Evaluation

Vision

Our Building Condition Evaluation service gives clients confidence in the condition of their buildings and assets, combining conservation-literate structural assessment with data-driven asset verification. Whether working with historic fabric or modern estates, we place structured condition data at the entry point of every commission, informing decisions with clear, evidence-based reporting.

Scope

We deliver historic fabric surveys, condition reporting and MEP and fabric asset verification surveys, including asset registers, condition and dilapidation reports, six facet surveys and PFI hand-back surveys. Using CIBSE Guide M condition rating, Forward Maintenance Registers and CAPEX budgeting consultancy, our assessments span single listed buildings through to multi-site commercial and public sector portfolios.

Approach

We combine RICS-qualified expertise, embedded dialogue with heritage bodies and local authorities, and the latest technologies, including IoT, AI and Computerised Maintenance Management Systems, across a four-stage process of assessment, inspection, reporting and forecasting. We use Go-Report for on-site data capture and Power BI dashboards to present findings, prioritised recommendations and action plans.

Structured Condition Data From The Outset

Deteriorating fabric with no structured condition data is one of the most common challenges we solve, whether for a single listed building or a large commercial portfolio. Our surveys — from historic fabric assessment to full asset verification — give clients an evidence-based picture of condition, constraints, risk and opportunity from the very first stage of a commission.

Proven Across Historic Buildings And Modern Estates

From identifying defects to the building envelope at Grade I listed Horse Guards, to conservation of centuries-old manor houses, to asset verification and Forward Maintenance Register creation for commercial real estate, PFI and NHS clients, our track record spans the full spectrum — protecting heritage fabric while helping modern estates plan, budget and manage assets with confidence.
