The Brief and The Reality

The Old College at Sandhurst had no comprehensive, coordinated condition assessment covering its fabric, structure, and M&E systems across its 300+ rooms and four floors. Decision-makers had no reliable picture of the building’s performance and no basis for conservation planning. Historic England’s involvement meant any proposed interventions needed to meet heritage standards as well as technical ones – ruling out a purely functional approach.

How 360DS Approached It Differently

360DS delivered a full multi-discipline condition survey using detailed site inspections and non-invasive testing throughout. Fabric, structural integrity, and M&E systems were each assessed systematically. Specialist third-party surveyors – asbestos, measured buildings, PAS 128 buried services, electrical capacity – were coordinated under 360DS management alongside structural, mechanical, and electrical consultants. Historic England was engaged in design reviews from the outset, ensuring proposed interventions were heritage-acceptable before recommendations were finalised.

What Changed For Them

Single authoritative condition record created.

For the first time, decision-makers have a complete, room-by-room picture of the building's fabric, structure, and M&E condition.

Heritage compliance built in from the start.

Historic England's involvement at review stage meant proposed interventions were acceptable before recommendations were finalised - eliminating costly redesign risk.

Third-party coordination risk eliminated.

Multiple specialist surveyors and consultants coordinated under one team - removing the programme and quality risks of uncoordinated separate appointments.

Prioritised remedial programme delivered with costs.

Recommendations were technically robust and cost-assessed - enabling the client to sequence investment by priority rather than responding reactively to visible failures.
